Access Statement

This access statement does not contain personal opinions as to our suitability for those with access needs but aims to accurately describe the facilities and services that we offer all our guests/visitors.

Introduction

The Stables is situated in the yard at Manor Farm. It is new conversion comprising three bedroomed self-catering accommodation. All accommodation is on one level, with a small step down at the entrance (ramp available), one twin and two double bedrooms with a large kitchen/living area. The bedrooms have en-suite walk-in showers (no steps), the main bedroom has assistance rails at the WC.

Pre-Arrival

  • Manor Farm is in the village of Tingrith on the main High Street. Tingrith is a small rural village with no shop or Public House; the nearest supermarket (Tesco) is at Flitwick about 3 miles away. The main railway stations are at Flitwick and Harlington both about 3 miles, taxi's are available at both, though Flitwick is easiest. Bedford, Milton Keynes, Luton and Luton airport are all within 12 miles.

  • If you wish to arrange a delivery of groceries from Tesco's we are happy to accept delivery prior to your arrival.

 Key Collection, Welcome and Car Parking

  • The key can be collected from the farmhouse, which is in the yard. If you are unable to arrive at a pre-arranged time a key safe is provided by the front door.

  • There is easy and plentiful parking either in the yard or adjacent to the paved area in front of the property.

  • The parking area is concrete with gravel walkway to the front door. If you park adjacent to the paved area there is a small area of uneven tarmac.

  • The whole area is well lit at night by motion sensor lights, as well as a main yard light that comes on in the evening.

 

 Entrance to Property

  • All the external doors are 850mm/33 inches

  • A small step into the property (this is the only step) a ramp is available

  • Entrance is either by a slightly sloping gravel walkway, or adjacent to the paved area over a small tarmac area (slightly uneven).

  • There is a motion sensor light on the corner and by the front door.

  • The floor through out the accommodation is solid oak flooring, with a rugs in the lounge area and the bedrooms. All rugs have an anti-slip mat underneath.

 

 Halls, Stairs, Landings, Passageways

  • All interior doors are760mm/30 inches

  • The hallway to two of the bedrooms is 900mm/35inches wide.

  • Lighting throughout the accommodation is a combination of ceiling spotlights and single bulbs. The bedrooms all have bedside lamps.

 

 Sitting Room/Lounge

  • You enter directly into the living area from the main front door (width given previously).

  • Seating is mixed with two leather sofas and a whicker easy chair with arms all can be moved.

  • Wide-screen digital TV with built in DVD player, remote control and subtitles.

  • There is a lamp with dimmer switch

 

 Dining Room

  • The lounge, dining area and kitchen are part of the open plan living area.

  • The dining table can be moved and the chairs are upright with no arms

  • The depth under the table (when fully extended) 750mm/29inches at each end.

  • There are 3 windows plus one fully glazed front door, and a half glazed door for natural light.

 

 Kitchen

  • Automatic Washing Machine

  • Dishwasher

  • The kitchen is fitted with an electric oven with door that drops down

  • Gas hob at worktop height

  • Worktops are 930mm/36inches

  • The highest shelf for crockery is 1900mm/75inches (this can be changed if requested at time of booking)

  • The lowest drawer in the Fridge/ Freezer 600mm/24inches

  • Mixer taps are fitted to the sink with levers

  • The kettle is cordless

 

 Bedrooms and Sleeping Areas

  • Two double bedded rooms and one with two single beds

  • The main bedroom with metal bedstead height of mattress 530mm/22inches. A narrow gap of 550mm/22inches on one side of the bed a large area on the other. (See picture on website)

  • All bedrooms are equipped with there own TV and remote control. The two double bedrooms have DVD players.

  • The second double bedroom has a gap of 650mm/26inches on one side, and on the other 300mm/51inches. Height of bed 470mm/18inches.

  • Twin-bedded room - one side of single bed gap of 850mm/33inches and gap between beds of 1250mm/49inches. Second bed is situated against a wall

 

 Bathrooms, Shower-rooms and Toilets

  • All bedrooms are fitted with en-suite bathrooms with walk-in shower cubicles (no steps).

  • All WC's are 400mm/16inches high

  • Washbasins 840mm/33inches the washbasin in the double bedroom has no pedestal

  • The WC in the main bedroom/en-suite has grab rails and larger shower cubicle

 

 Garden

  • Manor Farm is a working arable farm and as such all children must be supervised.

  • The garden is a sloping grassed area and small paved area with wooden fence enclosing it.

  • There is a Rotary clothesline and garden furniture provided.

  • The building is fairly close to stables, which are used especially during winter months.

  • A gravel path 1700mm/67inches to paved area is on entrance to the property. (see Gallery)

 

 Additional Information

  • All areas in the cottage have good colour contrast between the floor, doors and walls. Generally, doors are dark wood and walls are light in colour.

  • The mobile phone reception is fine on most suppliers.

  • The nearest General Hospital with an A&E unit and walk in NHS is the Luton and Dunstable (t: 0845 1270127) at Dunstable 10 miles away. The nearest Doctor’s surgery is Toddington Medical Centre about 1 mile away in Toddington(t: 01525 872222).
